If your looking for 100% Financing in Salt Lake City UT, it looks like your not alone. But if you want to be a player you need to find it now because financing rates are lower than they have been on records dating back to the early 1970s.
That's what Lerron Little had to say in this weeks article in the Salt Lake Tribune called "solutions for down payment". Lerron is the President of the Utah Association of Realtors and publishes a column offering expert advise to Utah home buyers, and sellers of Utah homes each week that could help them complete a successful Real Estate transaction.
I generally critique the articles and make some comment that I think might help the Salt Lake City Home buyer.
This week I wanted to use Lerrons article to help home buyers in Salt Lake looking for `100% financing.
That should be easy.
Well it's NOT so easy. But it is necessary.
As Lerron pointed out, according to the National Foundation for Credit Counseling Home Buyers are having a difficult time putting together enough for a down payment. In fact only 12% of the home buyers in the survey said they would have no trouble finding the funds to buy a new home.
That leaves about 88% of the home buyers looking for 100% financing on their Salt Lake Home.
Lerron talked about different lending products that could provide 100% home loans, Mortgages for low income home buyers. Zero down payment requirements for veterans, and I even heard of some $100.00 down FHA Home Loans.
In fact there were so many programs to look at for no down payment loans that my head is spinning.
I just can't keep track of all of the no down or low down mortgage possibilities. I bet you can't either. If you want to buy a Salt Lake Home now, this is a problem.
So here is what I suggest.
Instead of wading through this fine article, do what I do, take a short cut.
Contact a professional, experienced loan officer, that is licensed in the state, that works for a Local lender or Mortgage Company; one that you trust or one you have heard good things about. Get some references, and then turn the problem over to them. Tell them what you need, what your plans are, where you are in the process, and anything else that is needed. Then sit back and let them find the financing that will allow you to be a player . If you are looking for 100% financing to make the deal work.... tell them to make it happen.
Don't have a lender? ....................Call one of ours. You don't need to work with us to use a lender that we know will find you 100% financing on your new Salt Lake City Home. We would like to, but thats not important.
