That's part of my job, and absolutely necessary if I am going to give advise about trying to buy a Home listed for sale in Salt Lake.

That's why I read with interest, the article by Bill Heiner in this weekends Tribune titled " HOME PRICES ARE DOWN, BUT SALES ARE SOARING".

I was shocked by that headline, because that is not what I was seeing in the Salt Lake market.

Not only was I shocked, but was concerned that I was passing on incorrect Real Estate information to our clients.

After all Mr. Heiner is the President of the Salt Lake Board of REALTORS.     

But, after reading further I realized that like most every article written about Home sales, Condominium listings, absorption rates, New Construction starts, or any other market report designed to assist home buyers make a decision, It's about 3 months behind the time.

We think it's important, that we know what's happening Now. This month !

Bill is charged with presenting the big picture. Comparing statistics on National, State and maybe Salt Lake  County, for a year or a quarter. Helping us spot trends and shifts in the Real Estate Market.

We on the other hand need to see what Houses or Condominiums  cost today in Salt Lake County. a City in Salt Lake or maybe even a neighborhood in that city.

So, instead of reporting that prices are falling in Salt Lake, but that home sales are up, we are going to report the following.

Listed Homes For Sale In Salt Lake Report:

         

          May housing/condo sales were down 14.4% from April sales of 1,026 homes in Salt Lake County.

          Salt Lake home sales were down 8% from the 959 houses sold one year ago.

          Average price of a Salt Lake County Home or Condo was $251,180. Within 1% of the previous month.

          Salt Lake average price was down almost 8% from last years price.

          Cost per square foot has decreased less than $5.00 over the last year, and is the same @ $104.75 as last month.

 

Those are the numbers supplied by the Salt Lake MLS ( Wasatch Front Regional MLS), you can make the decision on what's happening in the local Real Estate Market, and whether you want to look for trends when making an offer on your New Salt Lake Home, or if you would like to know whats happening now.........Or both.
