What Are Salt Lake City Homes Selling For?
It may be, in various forms, the single most asked question we get. Like most Real Estate questions, there is no simple answer.
In fact the question may mean different things to different people.
Some folks want to know what suburb of Salt Lake City has homes or condos for sale that might best fit their budget. Others have already found a home and want some guidance about making an offer. IE: how much less than the listed price are homes selling for in a specific area.
This report will reveal February home sales in some of the areas in the Salt Lake City Metro-plex; what homes and condominiums sold for, what per cent that was of the price the home was listed for, and finally how many days it took to sell at that price.
In some cases we will add a coment about how that number compares to last month, last year or even a couple of years ago.
Homes in South Jordan Utah:
In February 2010 there were 35 homes or condos sold in South Jordan UT. The average price of each S. Jordan home was $292,344 which was 92% of what the homes were listed for. The average price has decreased about $90,000 since the same month in 2008. Days on market averaged 126
West Jordan UT Homes & Condominiums:
Homes & Condominiums in W. Jordan Utah sold at about 91% of the listed price in February. Two per cent higher than last year and about the same as last month. The average price of $210,439 was about 3% less than last year, but more than $5.00 per square foot under last years $91.00. Homes were listed for sale for an average of 138 days.
Condos and Homes For Sale In Murray Utah:
The average price of $216,103 on 18 sales was only about $4,000 less than 2 years ago. That represents 88% of the price these Salt Lake homes For Sale in Murray UT were listed for. It took an average of 111 days on the market to get them closed. Days on market has improved by 30 days over last year.
Herriman Utah Homes and Condominiums:
There were only 19 houses sold in Herriman UT in February. They sold @ 94% of the listed price. The news about homes for sale in Herriman is that the cost per square foot of sold homes was $68.17. That is the lowest price in Salt Lake Valley. DOM was 124 .
Draper Utah Homes For Sale:
There were 38 homes sold in Draper in Feb.The average price was $411,234 which is about 1% of what it was a year ago. Like 12 months ago that was about 70% of the asking price. Average price has decreased over the last 2 years only about 4%, but cost per square foot has been eroded from $128.73 on 2008 to $97.61 last month.
Downtown Salt Lake City:
On 189 sales, the average price of a condominium or home was $240,072 on homes for sale in Salt lake City Downtown. Number of sales and average price has not changed much from last February, but the percentage of discount from the listing price (67%) distorts much of the County stats. Price per square foot is still one of the highest @ $123.53 but is still only $15.00 of what it was 2 years ago.
Sandy City Utah Homes:
The average selling price of $288,445 on 45 house sales is down almost $80,000 from one year ago. Even though the average price was only 88% of the listed price, homes were for sale in Sandy City for over 125 days on average.
West Valley City UT:
Over the last 2 years the average discount of sales to list remains pretty constant at around 93%. Cost per square foot however has gone down more than 20% and DOM has increased almost 25%. The average price of homes sold in West Valley City in February was $154,650, down almost $30,000 from 2 years ago.
