December-Salt Lake Homes Sales UP, UP, UP!

I look at the Salt Lake Homes Sales at the end of every year.

It usually gives me confidence in the year ahead, and almost always puts to bed for another year the myth that as Realtors we should all shut our doors and "take the end of the year off". Or to be more personal, stop listening to that small voice in my head that says "nobody buys houses in Salt Lake in December".

Well they do. I have the numbers from the Salt Lake City MLS to prove it.

I'm sharing them with you, because you may be thinking of buying a home or a condominium in Salt Lake city, and want to know what percentage of the listed price offered is getting the job done. If your thinking of selling your Salt Lake Home, knowing how long homes have been  on the market can prepare you for how long it could take to find a home buyer.

So here is some information to help you with some of the home buyer or home seller questions you might have.

They won't tell you everything, but they will give you enough information that you'll want to call your local Realtor before you go much further.

Obviously, since Real Estate is local and these numbers are from the entire County, you will want to contact your favorite Realtor for the statistics in the area you are interested in, they could be very different. IE: Home listings in West Jordan will not show the same discount as homes For Sale In Sandy City Utah. Nor will older Condos in West Valley City be the same price per sq ft as newer Condos in Murray UT located near TRAX.

Number of Salt Lake Homes Sold in December 2009:

In December of 2009, the MLS reports that 780 Homes or Condominiums were sold in Salt Lake County. Thats 63 more than were sold during the same month a year ago; an increase of 8.7%. Sales volume increased by only about $6,000 due to a decrees in the individual price of homes sold in SLC.

Pricing Info on Salt Lake Homes Sold in December 2009:

Average listed price of Salt Lake homes that sold last December was $285,400. The actual price the homes sold for was only 87% of the asking price. ( $247,800 ). This compares to Salt Lake Home buyers paying only 84% of the listed price one year ago. Home prices per square foot went down from $103.88 in 2008 to $97.47 in December of 09.

Days it took to Sell a Salt Lake Home:

The average number of days on the market of these Salt Lake homes For Sale was 123 in December of 2009. Thats up about 10% from DOM of 113 the same time last year.

Other facts about Salt Lake Homes For Sale that Sold In December:

December home/condo sales in Salt Lake were 300 fewer than November.

Average square feet in December sales figures were up about 20 sq ft over last year

Average price per sq ft of under $100.00 was the lowest of entire year.
