How To Do That Salt Lake Fixer Upper

So....   You or your client have found some Salt Lake Homes for Sale that really live up to their listing of "Salt Lake Fixer Uppers". 

They meet all of the home buyers criteria, they are in a great West Jordan UT, or Sandy City area and the prices are right.

 Only one problem: They need some work to make them your dream home.

The HVAC system is part of original construction, the 30 year shingles are much older than that and the windows were installed when single panes were standard. Floor coverings really need help, and the seller wont budge.

 

No problem:  Ask your lender about the FHA 203K Streamlined renovation loan.

 Virtually any kind of improvement is eligible provided it becomes a permanent part of the real property and adds value to your Utah home.

Fix Up Items that are eligible:

  • Additions to the structure
  • Kitchen or bath remodels
  • Finished basement or attic
  • Patios, decks or terraces
  • Roofing and landscaping
  • Safety, energy efficiency and electrical upgrades
  • Handicapped accessibility improvements

 

Remodel Items that are NOT eligible 

 

  • Swimming pools, hot tubs, tennis courts, gazebos, barbecue pits, saunas or alterations to support commercial use

The maximum loan amount must be within the FHA loan amount maximum for the MSA where the home is located 

  •  The amount of the Mortgage Loan must include the purchase price and the renovation amount.
  • The maximum renovation amount is $35,000 and the minimum is $5,000.
  •  Under $5,000 in renovation can be handled with an escrow of repair funds.
  • A minimum of 10% contingency reserve is added and must also fit into the FHA loan maximums for the area where the home is located.
What a simple way to buy a fixer upper in Salt Lake and have it ready to enjoy when you move in.
