Salt Lake Homes For Sale Listings Better With No Pictures?
No matter what your Real Estate Agent has told you, not having listing photos of your Salt Lake Homes for sale does NOT make your home more compelling to prospective home buyers.
Not having a picture of your South Jordan Rambler does NOT make your home more mysterious nor interesting to the families looking to buy a new home.
Not having photos that allow prospective home buyers to preview the listing as they search for homes they want to tour, almost eliminates the chance that your home will be selected.
Every survey I have ever seen about what home buyers want to see when visiting a listing online states "more photos" as the number one ingredient in a good listing presentation.
Likewise every study I have seen indicates that the more people that tour your home, the higher the selling price as it relates to listing price.
No photos of your home or condo for an agent to review before suggesting a visit to their client means ... No review, no visit, no client, NO SALE.
This morning, as I do every morning I pulled up all the listings of short sales and bank owned foreclosures that were added to the Salt Lake Multiple Listing Service (MLS) overnight.
There were 15.
Eight of these homes included no photos. That's over 50%.
Two more had only the bare minimum, IE: 1 photograph, showing the exterior of the home.
That's 10 of the 15 homes that will not be presented well to the thousands of buyers, and hundreds of Realtors that will be looking for Salt Lake Homes for Sale TODAY !
Two out of three of the distressed homes brought to the market in SLC yesterday will not be eligible for most good syndication, and will get little attention from local Realtors looking for good product to show their clients.
Three of these homes with no photos are listed for over $300,000, so you would think that the Real Estate Agent would be able to include some attractive feature that would help create interest, and generate showings.
One home, a Rambler in Sandy, Utah, has no picture, but a $700,000 price tag. Surely photos of a hot tub, rec room or family theatre would ad to the presentation more than the typical " beautiful home in great area" displayed in the remarks section of the listing. ( although priced right is pretty compelling if backed up with a view of the Salt Lake Valley from the back deck).
The bottom line is, and I guess the helpful information I am trying to share is... Log into the MLS. Check your own listing... If your Realtor has not used all 12 of the photos allowed, (at a minimum) and highlighted the features that make your home as interesting as possible, see that he/she does. Insist on it.
If those photos then show rooms that are unattractive and messy, clean them up and re-shoot.
If the yard shots reveal a lawn that is uncut and uncared for, then shape it up, and re do the pictures.
Remember the old saw about "you only get one chance to make a good first impression". Photos of your homes listing is that one chance. Make the most of it.
