Salt Lake New Homes Ads Can Be Misleading !

Salt Lake New Homes Ads can misleading.  They can distort, confuse and in general present SLC New Homes in a way that when discovered leaves a bad taste in a new home buyers mouth.

Maybe even cost the Builder a sale.

I'm not talking about lying about the home or condominium in print. I'm just talking about maybe making a statement when promoting  a new home feature or benefit that creates unrealistic expectations.

A misleading statement can "turn off" a home buyer, even if it's true.

Once a potential home or condo buyer discovers that what they thought they heard was either meaningless or not entirely accurate, it is hard to get them back. It's hard to regain their trust. 

This post was prompted by last weekends Ivory Homes ad in the Salt Lake Tribune "at home in Utah"  section.

 I know, I'm usually telling you what a great job they are doing, How well planned the project in West Jordan was. Or how the Ivory Town homes @ Daybreak in South Jordan complemented the rest of the community.

This time though, I think the promotion was not well thought out.

These were the Ivory Homes headlines.

          IVORY BUYERS SAVE $315,668 !

That's on a $350,000 Ivory Home. Impossible you say?

The next sentence more or less explains where they are going with this.

          "The biggest reason to buy now is not a State grant or a Federal tax credit. Those pale in comparison to the savings that result from a 4.5% interest rate over 30 years."

So... What we find out is, these statements are TRUE, if you figure that you will be staying in this home for the full 30 year mortgage, and you use an interest rate that is the average interest rate over the last 32 years. (8.4%)

National statistics tell us that today's home buyer moves every 5 to 7 years.

Further, interest rates have not been at 8.4% for 15 years.

Bottom line, is, The statements are TRUE, but...you can do better than this Ivory.

This is a great time to buy a new home in Salt Lake City. Homes for sale prices are down, incentives are up, interest rates are at near historic lows (with Ivory's buy down rate of 4.5% the lowest in over 30 years) and there is plenty of inventory from which to choose.
