Buy Salt Lake Condos Around TRAX- A Good Idea?
Most of you Know that I am an advocate of buying Salt Lake Condominiums in mixed use developments that are for lack of a better characterization "transit- oriented". This new kind of neighborhood, featuring New Homes and New Condominiums built around transportation corridors (in Utah that would be TRAX) interspersed with shops, restaraunts, basic services and businesses create a lifestyle that I find both appealing and intelligent.
Some of those I have written about and my favorites are those built by Hamlet Homes along the TRAX corridor in Murray UT. Condominiums with exciting names like Birkhill @ Fireclay, Inverness, & Waverly Station.
As the TRAX system expands, it will provide transportation to home buyers in West Jordan (it will go right by my Condo @ Vista Montana) and eventually link all of the homes for sale in Daybreak in South Jordan with Salt Lake City, the Salt Lake Airport and the University of Utah.
Add to that, a proposed line that will transport Salt Lake workers to their homes in Draper and you can see that ridership on on this public service should soar.
That's a good thing RIGHT? WRONG !! I'm not sure we need more riders.
Michael Ransoms article in the Salt Lake Tribune on April 4th pointed out some very disturbing statistics.
Michael says. "Monthly costs per ride on Front Runner costs about $42 dollars a trip, or $84.00 a day for a round trip..Carrying a commuter to and from work for a month costs about $1,800 dollars. To continue to operate then will require the injection of public funds to the tune of about $1,400 dollars per month" PER PERSON !!!
I'm not sure I can afford to have any one buy "Transit Oriented" homes or Condominiums.
I can see the ads now.... BUY A TOWN HOME NEAR TRAX TODAY......Apply for your $8,000 first time home buyer tax credit, Qualifies for New Home $6,000 incentive, Lowest Interest Rates In Years, PLUS YOU CAN GET A.... $1,400 per month transportation bonus.
Well after I remove my tongue from my cheek, I'll be ready to tour the many Salt Lake New Homes, SLC New Condo transit oriented developments with you.
The prices of most of the new homes In the Murray Condos by Hamlet Homes are attractive to first time home buyers. Almost all are New Homes that qualify for the special state sponsored $6,000 dollar stimulus as well. When you ad on individual builder promotions and Mortgage rates under 6%, we have a lot to see.
Give me a call @ 801-567-0946 so we can set something up, or if you would like to see all of the homes for sale in the valley, visit Salt Lake Homes For Sale.
In spite of the obvious cost over runs of light rail, we think that to buy Salt Lake Condos around TRAX is a good idea !
