New Salt Lake Homes For Sale, Under $200,000 Dollars.

If your looking for New Salt Lake homes For Sale for under $200,000 dollars then Saturdays Real Estate section of the SL Tribune must have made for some great reading.

Just reading the headlines made me want to call my lender, call my Realtor, put the kids in the car and head out.

The headlines Read...... OVER 200 HOMES UNDER $200,000.

Then in smaller print but still pretty darn readable it said "with payments under $1000 per mo.*"   *payments based on 30 yr fixed FHA loan w/3.5% down. (this payment includes everything: Principal, Interest,Taxes, HOA and everything else).

What a great ad by Garbett Homes, who proclaim in that same piece to be UTAH'S NUMBER ONE TOWNHOME BUILDER.

I don't know how some other pretty good builders feel about that, like Ivory Homes, Hamlet Homes, and Trophy Homes, but I think I'll let them hash that out.

In any event, some of the communities mentioned in the Salt Lake newspaper were:

The District Townhomes & Condos in South Jordan.
An affordable luxury maintenance free Town Home and Condominium community with a club house, swimming pool, hot tub, and fully equipped exercise facility. From   $139,900.

Arbor Square in Highbury in West Valley:
Three home plans from $179,900. One or two car garages, 3 bedrooms and up to 1607 sq ft. From $179,900.

The Bay Collection @ Daybreak North Shore in South Jordan:
Town homes in Daybreak feature 2 bdrms, 2 baths, and 2 car attached garages from $160,900.

The Terrace Homes @ Daybreak:
In South Jordan you can choose from 2 unique floorplans with 3 bdrms, 2 bths, from $168,900.

Now my obligatory word of caution, and I'm going to shout: DON"T VISIT THESE COMMUNITIES WITHOUT YOUR FAVORITE AGENT......... Here's why !!!

That attractive knowledgeable sales agent that is greeting you at the door, so eager to help, is employed by the builder. The on-site agents are being paid to represent the builders interests throughout the transaction.

It just makes sense that if and when you begin to negotiate with the builder about price, interest rates, upgrades, incentives, delivery dates etc. You have some one that is going to put your needs first.
