Salt Lake Real Estate Tip #3. If you've listed a home For Sale in Salt Lake you need pictures. And lots of them !!!
WHY?
Because when your selling on the Internet you start out by giving the client what they want.
CLIENTS WANT PICTURES, and then.................. MORE PICTURES.
Consider these facts:
Almost 80% of home buyers start their search on the Internet.
Over 80% of these home buying prospects list PHOTOS as the #1 feature on any listing.
Think about this.....The MLS is expensive, in money and in time, but it is an agents most efficient tool. Access by the public (our clients) to that tool has changed the way Real Estate is done, and has shaped the way our clients decide which homes for sale are worth their time and gas money.
Why in the world then would any Realtor go to all the trouble to list a home, advertise that home in a pricey Real Estate Magazine, probably run an expensive print ad (or 2) spend money on a sign, and maybe an 800 # service, Invest in a key box to put on the front door and then: make it difficult for 80% of the prospects to want to put it on the list of "PROPERTIES I'D LIKE TO SEE MORE OF" by not giving the clients what they want:......... PICTURES!!!!!
That does not make sense !!!......... But it gets worse !!!
That's not what we promised our sellers when we took the listing.
There are few legitimate excuses.....Laziness is not an excuse..... Lack of money is not an excuse...... Ignorance is no excuse........ And my favorite,....... "I don't want to show them everything, they wont want to schedule an appointment" is not an excuse, it's living in the past. Believe me they will not call.!!!
So.. If you are a Broker and want to represent your clients properly, check all of the listings your agents have on the MLS for PICTURES.
If you are a Realtor and want the homes you have listed to be picked by potential buyers for further consideration as they search for a new home, include PICTURES of the inside of the house.
If you are selling your home, make sure your agent provides potential home buying prospects a ton of PICTURES.
