Murray, Utah, has long been an attractive bedroom community of Salt Lake. Over the years, growth has come naturally, and as normal expansion to SLC. Because of that type of growth you will see a wide range of product selections. Thirty three per cent of the homes for sale in Murray are Condominiums, a larger percentage were built in the 50s, and a lot date back to before the 2ND WW. Over the last few years when the rest of the state was building bigger, more expensive new home sub divisions, the Murray area had to be content with more modest infill projects. Recently however the area shows great promise as the revitalization of Residential and Commercial development is taking place around the new Trax-Rail system. Projects like Waverly Station, and Birkhill by Hamlet Homes have provided new choices for moderate priced home buyers and are replacing condo projects like Three Fountains East, Old Farm, and The Village at Millcreek as the area trademarks.
Note that from the report we see, that the median listed sales price which indicates as many homes for sale above a price as there are below it, is $249,900 while the average price is over $327,757 dollars.
The price difference between homes (average) that are listed (what sellers are asking) and houses/condominiums under contract (what buyers are paying) is over $130,000 dollars. In other markets this could indicate a variety of things. In this market it is indicative of expensive New Homes in infill lots that will take many months to sell.
Distressed homes IE: Short Sales, Bank Owned, (REOs) and HUD Homes are only 6% of the Murray houses listed for sale on the MLS.
Opportunities still exist for Investors and move up families that want to take advantage of a strong buyers market. New home construction is still a play as many small builders have overbuilt hoping to cash in on the recent housing boom.
