West Jordan Utah, like most Salt Lake Areas have experienced rapid growth and tremendous expansion over the last few years. Unlike most of the towns, W.Jordan has taken this growth in stride, and continued to build houses and condominiums that are affordable and that attract the middle income families that are the backbone of the city. Note that from the report we see that median sales price which indicates as many homes for sale above a price as there are below it, is $254,900,000 while the average price is over $272,165 dollars.
The price difference between homes that are listed and houses/condominiums under contract is about $35,000 dollars.This would indicate among other things, a responsible Real Estate philosophy among current home owners, future home buyers, Real Estate Developers, and new home builders. This home owner and builder responsibility is further expressed in the much talked about distressed homes market, IE: Short Sales, Bank Owned, (REOs) and HUD Homes. Only 8.9% of the West Jordan houses listed for sale on the MLS fall into that category. In this market that is real good.
Opportunities still exist and will continue to be attractive, but in the more traditional sense of selecting a neighborhood and having a Realtor monitor activity until the right home at the right price becomes available.
