You can see, that while the lenders are supposedly trying to help, they really are a part of the problem.
They continue to be a problem until someone actually is allowed to buy the home, in spite of them, or the same Bank that is trying to help, forecloses on the house
Once the foreclosure is complete, things change. For the better. The home is a Bank Owned Home, commonly called an REO (Real Estate Owned) property, an entirely new group of people become involved.
This group, who understands Real Estate, and knows a town home from a rambler can be reached by phone, returns calls and e-mails, can locate a file in less than 2 days, and will generally be willing to discuss what the house is worth.
This group has a house without any underlying mortgages, no pending liens, no occupants and no desire to own that house for 5 minutes longer than necessary.
This is when we think Investors and home buyers can have the most success and least amount of angst in acquiring a new home.
With that in mind, each Thursday we will be Blogging about a number of Bank Owned Homes in various price ranges around the Salt Lake Valley.
Since most of the Short sales and pre-foreclosures are in the south end of the valley, you will find a lot of the homes for sale by banks will be in the Draper, Herriman, and South Jordan area.
All of the homes or condos selected will be owned by a Bank, or lender of some type, need no 3rd party approval, be listed for considerably less than the original asking price, and negotiations can be started immediately, with normal closing date expectations.
