The 811 homes for sale in W. Jordan is 2nd only to Sandy City in number of houses listed in Salt Lake County. One hundred thirty, about 16% of those homes are Condos in West Jordan.

You will notice that the information supplied by the MLS does not include all of homes for sale by owner, (FSBOs) as homeowners selling their own houses don't always list their homes for sale.
The same is true of New Homes for sale by builders. Many new home builders do not list their new homes on the MLS, opting instead to build Model Homes and to staff them with their own well trained sales people, guaranteeing a certain level of representation. Examples of this are the wonderful new Town Home and Condominium projects being built in South Jordan @ "Daybreak" that feature over 20 new home builders with almost 40 Models, or developments in Herriman at Rose creek, and Rosecrest.
Many of these exciting new home properties will not be represented in the MLS reports, but certainly add a positive note to development in the area, and a unique niche of homes for sale. Homes sold and homes for sale in these ares would more that likely influence this report in a positive way.
West Jordan Homes For Sale: As of Aug. 1st 2008 there are 811 single family homes for sale in West Jordan.
July Listings: During July, 216 of those homes were listed.
Homes sold in July: From July 1, thru July 31, 08. 106 Single family homes were sold in W.Jordan UT.
W.J. Real Estate contracts written in July: In July, 83 contracts were written on houses/condos.
Listings Expired: 126 homes did not sell and the listing expired.
In today's Real Estate market, no report can ignore the distressed property segment IE: Bank Owned, REOs, Foreclosures, HUDS, and Short Sales. This is how the City of West Jordan stacks up.
West Jordan Distressed Properties:
Bank Owned, REO, HUD, Foreclosures and Short sales : Only 66 homes / Condominiums which is 8% of the available homes listed would be classified as having problems. Less than 10% of those are Condos.
W.Jordan Distressed Homes Sold This Year: In the last 7 months, 74 of these homes have sold. At that rate, 10 per month, inventory would be about a 6 month supply.
Activity last 30 days: During July 2 Units were sold, 3 homes were put under contract, and 11 expired. Eighteen houses were listed as either Bank Owned, REO, HUD, or Short Sale.
