Murray UT,Foreclosures,Short Sales; Real Good News !
Foreclosures and Short Sales don't seem to be the problem with Condominiums and Homes for sale in Murray, as has been trumpeted about many towns and communities across Utah, and across the nation.
Last weeks Salt Lake Tribune article by Leslie Mitchel that proclaimed Utah to be No. 10 in foreclosures, and asserted that 1 in 600 house holds in Utah is in danger of losing home caused many of us to check the MLS for homes for sale in our areas.
I can't find anything to support that claim, but I did find out some interesting stuff about homes and condos that are listed for sale in the Murray area. Let me share !!!
Murray Homes For Sale:
There are presently 257 homes listed for sale on the MLS in Murray Utah.
One hundred nine of these homes are Condominiums.
That is about 42% of the available Inventory.
The balance of houses are detached single family, and represent only 58%.
Homes Sold In Murray This Year:
Four hundred twenty six homes have been sold in Murray this year.
Condominiums sold this year =191.
Condos account for 44.8% of the single family residential units sold this year.
That is a sales rate of almost 57 units per month.
At that rate, Murray has about a 5 month supply of homes for sale.
Foreclosures, Short Sales Listed:
Currently there are 18 possible foreclosures and short sales listed in Murray.
Thats only 7% of the available Murray homes for sale .
Twelve of those homes listed are detached single family.
Only 6 of these possible foreclosures are Condominiums.
Foreclosures, Short Sales sold this year:
So far this year 17 homes or Condos in a distressed property category have been sold this year.
Five of these short sales are Condos.
Less than 2% of the available homes sold this year have been Condominiums in a distressed position.
Keep in mind that these statistics are taken from actual listings on the MLS contributed by local Realtors. That does not allow us to report on homes for sale by owner (FSBOs) or on most new construction, as builders hire their own agents to promote their own properties. (see Buy a New Home).
