Many Salt Lake Homes For Sale Are In Trouble !!
Many Salt Lake Valley homes for sale are in trouble and that can mean a real home buyer can make a great Real Estate move.
With all the talk of the sub prime mortgage problems, bailouts and a declining Real Estate market in general, I thought it might be helpful to see just where those homes were located and which areas of the Salt Lake Valley were more likely to turn up the best "deal" for a home buyer, or Real Estate Investor.
When we talk of houses in trouble we are identifying Homes in foreclosure, short sales, (homes that the bank will allow to be sold for less than the current mortgage), Bank Owned, HUD homes, and homes that can only be sold with third party approval.
Heres what we found out.
West Jordan:

Percentage 4.5 %
Sold in last 90 days 18
South Jordan:
Homes for Sale 591
Problem Homes 48

Sandy:
Homes for sale 749
Problem homes 42

Herriman:

So...... based on these numbers supplied by the Wasatch Front Regional Listing Service, (MLS) the best selection and the best places to begin looking for a new home are South Jordan, Riverton and Herriman.
Coincidentally or maybe not, these are areas that have seen the most construction of new homes, so many of these opportunities are new construction and homes that have never been lived in.
