South Jordan Homes For Sale... Report 3/15/08
As of March 15, 2008, there were 559 South Jordan Homes for sale on the Wasatch Front MLS. This would include houses, condominiums, town homes and P.U.D units. What this report can not include are those homes for sale by owner (FSBOs) and New Homes offered by Builders through their agents. We are picking up more new construction homes however as Builders are looking to Realtors when foreclosures loom. These houses are defined in a number of ways, we will use Bank Owned, or Short Sales to identify any home facing foreclosure or requiring third party approval before it can be sold by the home owner.

Total South Jordan Homes For Sale: 559
There are 530 homes and 25 condos listed for sale on the Salt Lake MLS on March 15th, 2008. Three hundred seventy were listed this year. That means that 169 homes have taken longer than 75 days to go under contract. Only 45 of these 559 listed units is Bank Owned or a candidate for a Short Sale. (8%)
Homes In So. Jordan under Contract: 98
Seventy one of the So. Jordan contracts have been written in the first 2.5 months of this year. The balance are housing contracts that have taken longer than 75 days to close. This is a very long time and I hope that it is indicative of a slowdown in mortgage qualification, rather than home buyers backing out of sales. A 27 % rescission rate would be almost twice what we would expect in a normal market. Nine of the 98 contracts are Bank Owned or Short Sales. While thats almost 10% it is still not a horrible number.
South Jordan Home Sales this year: 92
Only 6 of the homes sold in Sth. Jordan this year have been Bank Owned. At that rate, housing inventory exceeds 15 months for South Jordan.
