Homes For Sale In West Jordan, Ut. 3/15/08 Report
As of March 15, 08, there are 697 single family homes for sale in West Jordan Ut. Six hundred twelve are homes for sale, and 85 are condominiums, town homes or condo conversions. This report will give you, the buyer or seller of Real Estate a snapshot of what the housing market in W Jordan has done recently and is likely to do in the near term.
While these West Jordan home sales statistics are provided by the Wasatch Front Regional MLS, they do not include New Home Sales, or FSBO Homes (homes or condos for sale by owner). New Homes are generally promoted as part of a Model Home complex, controlled by the Builders Agent, and rarely are listed until they become part of a short sale house listing.
In keeping with the real state of the market, we will look at "distressed properties" or homes that for various reasons are facing foreclosure by Banks or other mortgage holders. They will be mentioned as Bank Owned, REOs, Foreclosures, HUD Homes, or Short Sales. We have not found these properties to be a problem yet in W. Jordan.

Based on this information, West Jordan has about an 8 months supply of homes to buy. While that seems like a big number of houses, W. Jordan is certainly not one of the areas that I would be overly concerned about. The inventory is broad based and includes new homes as well as resales, with home prices that reflect the choices that home buyers enjoy in the area. The percentage of Condominiums to single family (12%) is a healthy number and will reflect a robust rental option for Real Estate Investors.
Another positive sign is the lack of Bank Owned, or Short Sale inventory. Only 6% of the contracts pending involve Short Sales, and only 34 of the 697 homes listed in West Jordan are distressed properties. Thats less than 5%.
