West Jordan Ut Homes for Sale Report 3/1/08

As of the first of March, there were 658 homes for sale in West Jordan Ut. That includes all single family residential dwellings. IE: houses, condominiums, town-homes or P.U.Ds. that are for sale, not for rent. This report is part of our commitment to provide our clients the most current and accurate Real Estate Information in Salt Lake County. These West Jordan home sales statistics are provided by the Wasatch Front MLS. Any comments or opinions, are those of Group1 or their Real Estate Agents. Together they dont mean much except that as my good friend Jay Thompson would say, "we have given you a snapshot of home sales in W. Jordan, TODAY". Nothing more. ... However, we hope it helps.

Keep in mind also that this report will not include many FSBOs (for sale by owner) homes or condos as few are listed. Likewise New Construction, or homes located in projects and offered by builders  or builders agents. These new homes are rarely listed unless as is happening now they become part of a short sale offering.

TOTAL WEST JORDAN HOMES FOR SALE:               658
This is the number of single family homes or condominiums available for sale in the City of West Jordan. Ninety one are condos, 567 are houses that range in price from $124 thousand to over one half million dollars. Depending on the area. Only 33 are Bank Owned, REOs, Foreclosures, or Short Sales. At about 5% this number is probably less than most areas of the country, but about average for northern Utah. Based on February sales, this would indicate about a 9 months supply of houses in W. Jordan.

W. JORDAN HOMES SOLD IN FEBRUARY, 08:             72
The seventy two homes sold is only 46% of the number of houses sold in W.J. a year ago. Average price is about the same as last February, ($228,661 dollars) and cost per sg ft @ $107 is the same. As you know, I don't put much faith in days on market numbers, but for the record the MLS has an increase of 50% over last year at the same time.

 HOMES UNDER CONTRACT:                                      129
There were 129 new contracts written last month. Assuming a close rate of 90% which is not out of line with the West Jordan area, we could approach 80% of 07s sales figures in March. During this same time 198 were withdrawn from the market for various reasons.

BANK OWNED / SHORT SALE HOMES:                        33
These are homes that are facing foreclosure by a Bank or lending institution. You would see these properties listed or advertised as Bank Owned, REOs, Foreclosures, HUD Homes, or Short Sales. As mentioned before, this is not a scary number. Unless of coarse your one of the 33.To see a list with pictures of some of these homes click on Bank Owned Homes.

NEW FEB.  LISTINGS:                                                 227
Of the new homes listed on the MLS, 180 were houses and 47 were condos (21%). Only 8 of the new listings were Bank Owned or Short Sales.
