Sandy Ut, Draper Homes for Sale, 03/01/08

As of today, 03/01/08 there are 971 homes for sale in the Sandy, Draper area. These are single family homes, but could also be Condominiums or Town Homes in a P.U.D.

The statistics we have provided you are furnished by the Wasatch Front MLS and are based on the same stats used by Real Estate Agents thru-out Utah. The commentary however is ours and while we don't provide legal or tax advise it is based on many years of experience in the Real Estate business. (Plus some wishes, some guesses & occasionally some sour grapes).

Unfortunately our report will not include all of the FSBO homes ( for sale by owners) on the market in Sandy or Draper nor New construction (new homes). These properties rarely show up on the MLS. Total Homes For Sale in Sandy / Draper          971
The nine hundred seventy one homes/condominiums for sale in the Sandy , Draper area  probably offer more selection in terms of price and style, IE: old and new homes small and large homes than any other community along the Wasatch. Prices last month ranged from the low hundreds to over 1 million dollars.

 Homes sold in February                                     54
In February 08, fifty four homes were sold in Sandy, Draper. Forty three houses and 11 condos. The makeup of the houses was 14 three bedroom homes, twenty eight four bedroom plus homes and one 2 bedroom home that sold for $ 519,000 dollars. It must have been something. Average price of the homes was $368,491 dollars, with the condos averaging $221,197 dollars. Price per square foot was about the same ($123 dollars) as last year.

Sandy / Draper Homes under contract                83
Eighty three new contracts were written in Feb. Assuming 90% of them close, that would represent a 38% increase of solds  for our next report. Not bad.

Bank Owned / Short Sales                                  77
This number, almost 8% of all listings is alarming. Not that it is that much higher than some national statistics I have seen, but that it is so much higher than it was just a month ago. I don't have an answer to this puzzle today, but check back later in the week and I will have more commentary. Hopefully the answer. These properties show up as Bank Owned, REOs, Foreclosures, HUD Homes, and Short Sales. In other words according to this home sales report, almost 8% of the homes listed have a mortgage that is causing someone some heartburn. These can be great home buying opportunities for investors, or for families with good credit to move up. Stay tuned. I'll let you know.

Listings,  New Last Month                                   299
This stat also bothers me, in that over 60% of the new homes on the market are over $300,000 dollars only 21% of last months sales were above that number. There are possible explanations that are not doom and gloom, but i"m not prepared to comment yet. Once again stop back by next week.
