Salt Lake County Homes Sold, January 2007 vs 2008
The Salt Lake County report on the comparison of homes sold in January 2007 with January of 2008 has been published and available for me to pass on. I don't know why any one except a listing agent trying to present a compelling reason to a client whose house hasn't sold would find it helpful. We all know whats in this report and we all know whats not.However, many of you have asked to see it, so here goes.
Personally I prefer sharing information with you on the individual areas & towns around Salt Lake as we do each week. I think it is more helpful to know what percentage of new listings in Herriman are "Short Sales,"or what the relationship of price to square feet is in South Jordan. But I'll do those Tomorrow.
For today,.... the Salt Lake County sales by month provided by the Wasatch Front Regional Multiple Listing Service, (MLS) tells us the following about the SLC Utah housing market.
There were 462 houses and condominiums sold in SL County in January of 2008. That was 683 fewer single family dwelling units than were sold in January of 2007.
As a percentage, that represented an almost 60% drop in home sales in Salt Lake County.
Average size of a home sold during that period increased from 2181 sq ft in 07, to 2309 in 08.
Price per sq ft went from $117 to $118 sq ft. This was the lowest increase in many years for home prices along the Wasatch Front.
Days on market for Salt Lake homes increased by almost 40%.
