Salt Lake County November Home Sales
Salt Lake County November home sales were down, but prices were up. Go figure.
Since I'm doing a more in depth analasis of home sales in the various areas along the Wasatch front later this week, ie: West Jordan, South Jordan, Herriman, and Riverton, I'm just touching on a couple of things that jumped out at me from last months Wasatch Front Regional Multiple Listing Service (MLS).
Homes/Condos Sold: Five hundred thirty Homes and one hundred twenty four Condominiums were sold in Salt Lake County in Nov. 2007. That is a large ratio of condos to homes sales (23%). That ratio is best explained by examining the pricing of condos sold. Seventy seven of the Condos sold for under $200 thousand (62%).Almost 20% were between $160 and $180 thousand. Not much "good" product is available at this price point.
Almost 60% of the 530 houses sold were four bedrooms or more. Less than 10% 2 bedrooms or less.
Average home price was $285,382.00, average price of a condominium sold last month was $179,445.00.
New,Homes Listed: In Nov. in Salt Lake County 2384 new listings were added to the MLS. Less than 4 months supply isn't bad. Once again, those units in the lower price range are showing even better ratios, and for units under $180 thousand the spread is 2 to 1.
