Big Homes Are Selling In The SW Corner of SLC
The average price of the 28 homes sold in the South West Corner of the Salt Lake Valley last week (West Jordan, South Jordan, Herriman, Riverton and Bingham) was a big surprise. Cause it was a big number. Almost $492 thousand dollars big. They had better stay up there as the average price of the 194 Home listings taken that same week was over $456 thousand dollars.
Four of the houses sold were homes of over $750,000.00 as were 14 of the new listings. There is a lot of luxury home product in this area, particularly in Herriman and I think you will see some great Real Estate bargains over the next few months. Condos, (there were five), were about the same average as the rest of Salt Lake County. At $185,000.00 these condos and town homes to a broad spectrum of the market. I hope the new developments, particularly, Rosecrest and Daybreak see the wisdom in building new homes for this market.
Average days on the market (44) wasn't bad, but we have talked about how that number is manipulated so I wouldn't put much stock in that, but I would watch the inventory of homes listed. Homes came on to the market at a rate of almost 6 times sales last week. That's 194 homes listed to 33 homes sold. You can see we are headed for a pile up.
Keep in mind that these numbers from the MLS are accurate, but they are a composite of home sales in W. Jordan, S. Jordan, Herriman, and Riverton. If you need the statistics for an individual city, you need to call, I'd be happy to help.
