Buying or Selling a Home ? Use the 33% solution

The Salt Lake Real Estate market hasn't seen days like this for a while. Salt Lake has changed from a sellers market to a buyers market in what seems like overnight.  If your selling, or thinking of selling your home these are tough times, and you need every advantage you can get.

I'm going to suggest one advantage for you that while controversial,  is simple, cost effective, and worth considering if you need to sell your house. If your buying a home or Condo, the basic premise outlined here still applies.  It's just common sense. Here goes, Hope this helps.

The 33% Solution:

The Utah Real Estate Division has reported a 33% increase in Real Estate Agents in 2006.  That means that more than 3 out of 10 agents that offer to help you find a buyer for your home have absolutely no experience with doing that in this type of market ( I'm pretty sure the real number is closer to 5 in 10, since we have had a sellers market for more than a couple of years).

As an example, (one of  possibly hundreds),  many of these agents have never been taught to hold an open house, follow up on the guest book registration or blow up a balloon. Certainly, they don't know that those "nosey neighbors", are not a pain in the neck, but a source of referrals on a "pick your neighbor program".

Bottom line? When you choose an agent to help you sell your home, select someone  with experience, someone thats been there done that.
