49 Reasons to Have a Favorite Agent
You need one if you plan to buy a New Home in the Salt Lake Valley.
The "Phoenix Real Estate Guy" ( Jay Thompson ) posted an article from the East Valley Tribune about Toll Bros Builders in Arizona that got my attention. It seems a number of New Home buyers have issues with the national builder regarding too many defects and poor response times on repairs. Since Toll Bros doesn't build in Salt Lake, I was only scanning the article when a sentence caught my eye. While Toll homes average 61.5 defects, other similar sized homes have closer to 49 problems.
The average of 49 problems were what got my attention, and what we should be concerned about here in Utah. The 49 problems and slow response time from Builders are not that unusual and if you are buying a New Home you need to be prepared. Every New Home will have some flaws during construction,( maybe 49, sometimes more, sometimes less ), most will be picked up by the superintendent or city inspectors. Almost none will be noticed by the sales agent on site that you may think is watching out for you. That's NOT their job. Their job is to look out for the Builders interests , while they sell houses, Coordinate upgrades & color selections & schedule closings.
Unless you have an experienced Real Estate Agent working for you, one that has a background in New Construction, No one is looking out for your welfare!!! Those 49 problems could make what should be one of the great times in your life, an absolute nightmare.
