Take a drive down the Bangarter highway corridor, through West Jordan, South Jordan, Riverton and Draper, and see the tremendous number of New Homes in some of Salt Lakes newest neighborhoods. You'll see why some builders are nervous and may be ready to "sweeten the pot" if you choose new instead of previousley owned.
Inventories of new homes are increasing across the Salt Lake Valley and while local builders haven't felt the pinch yet, national numbers could translate into local opportunities. Some reports peg inventories at a 16 year high. For Builders, stagnate Real Estate inventory creates a number of problems; cash flow, credit lines, opportunity loss and bankers confidence. Production Builders need to sell spec homes!
Builders need to sell homes, and during competetive times have used a number of incentives to get your business.
Ad Ons - Ad features to the home not normally included, examples could be; fencing, landscaping, or basement finish.
Upgrading standard features - such as lighting package, more expensive countertops or floor coverings.
Interest rate buy downs - can save thousands during the life of a loan.
Not all Builders are feeling enough pressure to make you an offer you can't refuse, but some might, and it could be worth your time to find out.
