This is a quick outline on "How to Find SLC Foreclosed Homes First". Before even REALTORS do!

It was prompted because now, the Real Estate market is such that the best deals don't sit around very long. That means the quicker the home buyer gets the information on a foreclosure, the faster they can see if it fits their needs or not.

Each week we send our clients lists of foreclosures, in Salt Lake and surrounding cities, generally by price range. For some of our more aggressive investors, that does not seem fast enough.

What follows is my response to one if these clients who just missed out on foreclosed listings in Bluffdale UT by a day or two. It shows how to find SLC foreclosed Homes First, sometimes before most Salt Lake Realtors even know they are listed.

If you are looking @ foreclosures and want to know how to Find SLC Foreclosures First read this answer to a clients request for faster notification of REOs, HUD Homes and Bank Foreclosed Homes in Salt Lake.

XXXXX, sorry these foreclosure listings have been getting to you late, but as we found out with the last Bluffdale homes the great buys go quickly.

I said I would set you up on a hot sheet that would notify you of Foreclosures on a daily basis, but since most agents fail to make the appropriate notations on the listings you would only get about a third of the properties you are looking for. That is true on any websites available that uses the Salt Lake MLS to provide listing data.

So, here is a better idea for you. I have registered you on a different site to search foreclosed homes.

Each morning log into our website @ Salt Lake City Utah Homes and click on New listings. Select 2 days and hit search.

All of the days new listings will be displayed for you with a photo and some brief information about the home.

Since you are interested primarily in the price per Sqft you can quickly note those houses for sale in the price range you require and hit save so you can visit that home in more detail later.

XXXXX, this gives you the best way to search, and will allow you to see the best listings even before most Real Estate agents know they are available.

The number of homes listed for sale in Cottonwood Heights Utah is usually between 80 and 100 single family Houses, Condos, or Town Homes. There are fewer short sales or pre-foreclosures in Cottonwood than in the nearby cities of Murray UT, or Holladay. There are also fewer foreclosed properties than in the rest of the state.

Salt Lake Foreclosures Under $350,000?

I received an E Mail this morning from a potential home buyer asking if we had any Salt Lake Foreclosures under $350,000. She had been on our mailing list that got lists of foreclosed homes in Salt Lake between $400 and $500,000. No wonder we haven't shown her anything.

If you are not getting what you need from us, let us know. Our goal is to provide you with all the tools you need to find the home you want.

Here is a copy of that post and what we did.

XXXXX, thanks for your post regarding Salt Lake Foreclosures in the $295 to $350,000 range. I am sending you the most current homes listed on the MLS in that price range. There are only 4, but a couple if them look promising. The 6 bedroom in Deer Hollow has a lot of space & a large lot. So does the 5 bedroom 4 bath in Emigration Canyon, and with the mother in law apartment it could be a very good buy.

I have asked our associate, Travis Straw to help out as well. Travis specializes in Bank Foreclosures and Foreclosed homes and he may know of some about to be listed.

It's not easy to find Bank Foreclosures in Salt Lake under $350,000. Since we have a client list of over 1,000 possible home buyers looking for foreclosed homes and condominiums in that price range, we keep our eye on those fresh listings.

Over the last 30 days there have only been 4 show up on the MLS, so we thought we had better get those out there so you could do a drive by.
